Building Full Plans Submission
Under this method, plans showing all detailed parts of the proposed building or extension are submitted to us for consideration. These are examined by the District Building Surveyor and when found to be in compliance with the requirements of the regulations, or amended to bring them into compliance, an official approval notice is issued.Benefits of following this route:
- If the work is carried out strictly in accordance with the plans that have been approved, only minor contraventions, which can be easily corrected, should occur on site.
- Building Societies and Finance Houses insist on the approval of the proposals from the Council before they will advance the necessary money for the building works.
A Full Plans submission should contain;
- Two completed Full Plan application form
- the curtilage of the site,
- the buildings on that site
- the proposed extension or new buildings.
- the Plan should be drawn to a scale of not less than 1:1250
- the North point should be indicated.
- the existing and new lines of both foul and surface water should be shown on the plans
- the position, size and species of all trees within 30 metres (100 feet) of the proposed building.
- Sufficient plans, sections and elevations, drawn to a scale of not less than 1:50, together with notes to show and describe fully the proposed construction.
- Where the construction includes load-bearing beams, loading and structural calculations should be submitted to support the design.
- The appropriate fee
If you are building or carrying out building work to any commercial premises, place of work or other Fire Certificated building you may only submit a Full Plans application.
